By accessing or using ODA, you agree to be bound by these Terms. If you do not agree, please do not use the platform.

ODA is a rental discovery, trust, and life platform for Tier 2 Odisha, operated by S3 Proxy. The platform connects property owners and renters and provides neighbourhood, trust, and lifestyle layers around the rental experience.

You are responsible for the accuracy of information provided during account creation and for maintaining the confidentiality of your credentials.

Owners must list only properties they have the legal right to lease, with accurate descriptions, photographs, pricing, and availability.

Renters must use the platform in good faith, provide truthful information when making inquiries or bookings, and respect agreed terms with owners.

ODA charges a booking commission of 10–15% on confirmed bookings, optional verification fees (₹299–₹599), and ₹99 for in-app rent agreements with Aadhaar eSign.

All fees are clearly disclosed before payment.

Reviews must be based on genuine experience. ODA reserves the right to remove reviews that violate community guidelines or appear fraudulent.

No fraud, no scraping, no harassment, no listings of properties without legal rights, and no use of the platform for any unlawful purpose.

ODA, Padosi Score, and all platform features are intellectual property of S3 Proxy. No part of the platform may be copied or redistributed without written permission.

ODA is a marketplace and information platform, not a broker. We do not own or manage listed properties and are not party to rental agreements between owners and renters.

To the maximum extent permitted by law, S3 Proxy shall not be liable for any indirect, incidental, or consequential damages arising from the use of ODA.

These Terms are governed by the laws of India. Disputes are subject to the exclusive jurisdiction of the courts of Berhampur, Odisha.

We may update these Terms from time to time. Material changes will be notified via email or in-app announcements.
